Job Overview:

The Woodstock Planning & Zoning team is seeking a detail-oriented and dedicated Land Use Coordinator to oversee the Woodstock Town and Village zoning regulations. This critical role involves interpreting and applying zoning bylaws, reviewing permit applications, and ensuring that land use within the Town and Village complies with all local, state, and federal regulations. The Land Use Coordinator will play a key role in supporting the municipalities’ planning and development efforts, contributing to the orderly and sustainable growth of our community. 

Key Responsibilities:

  • Zoning Compliance: In coordination with the Code Compliance officer and Director of Planning and Zoning, implement the municipalities’ zoning bylaws by reviewing applications for zoning permits, conducting site inspections, and issuing permits for approved projects.
  • Permit Review: Review and process applications for zoning permits, variances, conditional use permits, and other land use approvals. Ensure all applications comply with zoning regulations and ordinances.
  • Public Interaction: Serve as the point of contact for residents, developers, and business owners regarding zoning inquiries, applications, and complaints. Provide clear and accurate information on zoning regulations and processes.
  • Board Support: Prepare reports, documentation, and recommendations for the Town and Village Development Review Boards. Staff meetings and provide support as necessary.
  • Site Inspections: Conduct on-site inspections to verify compliance with approved plans and zoning conditions. Document findings and work with the Code Compliance officer and Planning & Zoning Director to take necessary enforcement actions if violations are found.
  • Record Keeping: Maintain accurate and up-to-date records of all zoning activities, including permits issued, inspections conducted, and enforcement actions taken.
  • Public Engagement: Educate the public about zoning regulations through community outreach, workshops, and informational materials. Foster a positive relationship between the zoning office and the community.
  • Regulatory Updates: Monitor changes in local, state, and federal land use laws and update the zoning regulations accordingly. Recommend updates to the municipalities’ zoning bylaws as needed.
  • Interdepartmental Collaboration: Work closely with the Planning and Zoning department, as well as other municipal departments, to ensure a coordinated approach to land use and development.

Qualifications:

  • Bachelor’s degree in Urban Planning, Geography, Public Administration, or a related field (or equivalent experience). Preferred but not required. 
  • Preferred minimum of 2-3 years of experience in zoning administration, urban planning, or a related field.
  • Knowledge of zoning laws, land use regulations, and municipal planning practices.
  • Excellent organizational skills and attention to detail.
  • Strong communication skills, both written and verbal.
  • Ability to interpret complex regulations and explain them clearly to the public.
  • Proficiency in using GIS and other relevant software is a plus.
  • Familiarity with Vermont’s zoning and land use laws is highly desirable.
  • Ability to handle sensitive situations with diplomacy and professionalism.
